Terms of Use
1. Who these terms are with
These pages are published by Percent&Co Real Estate LLC ("Percent&Co", "we"), a real estate brokerage registered in Dubai, United Arab Emirates, at Art of Living Mall, 2nd Floor, Al Barsha 2, Dubai, holding Licence No. 1456064 issued by RERA. By using this site or submitting an enquiry through it, you accept these terms.
2. What this site is
This site presents Mira Ocean Estates, a development by Mira Developments in Hawana Salalah, Oman. Percent&Co markets this development as a brokerage. Percent&Co is not the developer, does not build the properties and does not control the developer's decisions.
3. The information here is indicative, not an offer
Everything on these pages — prices, areas, unit availability, payment schedules, handover dates, amenities, returns, and the images and renders — is for information only. It does not constitute an offer, a contract, or a warranty of any kind, and it does not constitute financial or investment advice.
Prices, payment terms and availability are set by the developer and can change without notice. Renders and floor plans are illustrative; the delivered property may differ. Figures quoted in more than one currency are conversions for convenience and are not fixed rates. Any return, yield or warranty figure described on these pages is the developer's programme, offered on the developer's terms, and is not guaranteed by Percent&Co.
Nothing becomes binding on anybody until it is set out in a signed agreement with the developer.
4. Enquiries and how we contact you
When you submit an enquiry you are asking Percent&Co to contact you about the project on the page you were reading. Please give details that are accurate and your own — in particular, a phone number you can be reached on, because the project materials you request are sent to that number on WhatsApp rather than downloaded.
We will contact you by phone, WhatsApp or email in connection with that enquiry. What we collect, and what we do with it, is set out in the Privacy Policy. Submitting an enquiry creates no obligation on either side.
5. Acceptable use
Please do not submit automated or bulk enquiries, attempt to interfere with the site or its spam protection, scrape it systematically, or use it in a way that breaks any applicable law. We may decline to respond to, or may discard, enquiries that appear to be automated.
6. Content and trade marks
The text, layout, photography and renders on these pages are owned by Percent&Co, by Mira Developments, or by their licensors, and may not be copied or republished without permission. “Mira Ocean Estates”, “Mira Developments” and the other brand names shown are the marks of their respective owners and are used here to describe the development.
7. Links and third-party services
These pages link to and load services operated by others — Google Fonts, Google Maps, Google reCAPTCHA, the IP-to-country services named in the Privacy Policy, and WhatsApp. Their own terms govern what they do, and we are not responsible for their content or availability.
8. Availability and liability
We try to keep this site accurate and available, but we do not promise that it will be uninterrupted or free of error. To the extent the law allows, Percent&Co is not liable for loss arising from reliance on the indicative information described in §3, or from the site being unavailable. Nothing here limits liability that cannot lawfully be limited, including for fraud.
9. Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction over any dispute arising from them. Where you buy a property in Oman, the purchase itself is governed by the agreement you sign with the developer and by Omani law.
10. Changes
We may update these terms; the date at the top shows when they last changed. The version published here at the time you submit an enquiry is the one that applies to it.
