Privacy Policy
1. Who we are
This site is operated by Percent&Co Real Estate LLC ("Percent&Co", "we"), a real estate brokerage registered in Dubai, United Arab Emirates, at Art of Living Mall, 2nd Floor, Al Barsha 2, Dubai. We are the controller of the personal data described below.

2. What the enquiry forms collect
Every enquiry form on this site — the callback form, the presentation form, the consultation form, the floor-plan request and the in-page enquiry section — asks for exactly the same three things:
- Your name. Required.
- Your phone number. Required, including the country you select for it. We store it both in international format and as you typed it.
- Your email address. Optional. Leaving it blank does not prevent you from submitting the form.
We do not ask for anything else. There is no message field, no budget field and no address field.
3. What is recorded alongside your enquiry
- Which form you used and which project page you were on, so the advisor who calls you knows what you asked about.
- The full address of the page and the page that referred you to it, if your browser sends one.
- Campaign tags in the link you arrived through —
utm_source,utm_medium,utm_campaign,utm_term,utm_content, and the advertising click identifiersgclidandfbclid. These are stored in your browser for the session so that they still travel with your enquiry if you move between our two project pages before submitting. Only the tags actually present in the link are recorded. - A short request ID identifying the landing page, used for internal reporting.

4. Automatic country detection
So that the phone field shows the right country flag and dialling code before you start typing, your browser makes a request to one of two third-party services, which read your IP address and return a two-letter country code and nothing else:
Your IP address is seen by whichever service answers. Percent&Co receives only the country code, which is kept in your browser for the rest of your visit and is not stored on our systems. If both services fail, the field simply defaults to the United Arab Emirates and nothing is sent anywhere.
5. Spam protection
Enquiry forms are protected by Google reCAPTCHA v3, which is loaded only when you first interact with a form — not when the page loads. reCAPTCHA analyses how the page is used in order to tell people apart from automated software, and this analysis is carried out by Google. The Google Privacy Policy and Terms of Service apply to that processing.
We also use two checks that involve no third party and collect nothing about you: a hidden field that a person never sees, and a check that the form was not completed impossibly quickly.
6. Consent, and how it is recorded
Each form carries two checkboxes:
- “I agree to the Privacy Policy and the Terms of Use.” This one is required — the form cannot be submitted with it cleared, because it covers the Terms of Use.
- “I consent to be contacted by phone, WhatsApp or email about this enquiry.” This one is optional and clearing it does not prevent submission.
Both boxes are ticked when the form opens. When you submit, we record the state of each box, the exact sentence shown beside it, and the date and time — so that what you agreed to can be established later from the record itself rather than from a screenshot.
You can withdraw consent at any time by emailing info@percentco.ae. Withdrawal does not affect anything done before you withdrew.
7. Why we use it, and for how long
We use your details for one purpose: to respond to the enquiry you submitted — to call you, to send you the project materials you asked for on WhatsApp, and to follow up on that conversation. We keep enquiry records for as long as needed for that purpose and for the period our regulatory obligations as a licensed brokerage require, after which they are deleted.
8. Who else sees it
Your enquiry is handled by Percent&Co advisors. We do not sell your details and we do not share them with third parties for their own marketing. Where an enquiry concerns a specific unit, we may need to pass your name and contact details to the developer, Mira Developments, in order to reserve it — we will tell you before we do.
The processors named in §4 and §5 above (ipapi.co, GeoJS, Google) receive only what those sections describe.
9. Other services on these pages
- Google Fonts. Typefaces are loaded from Google's servers, which means your IP address is visible to Google when a page loads.
- Google Maps. The Location section of the Mira Ocean Estates page shows a map served by Google. It is loaded only when you scroll far enough to reach that section, and your IP address is visible to Google from that point. Nothing is requested from Google Maps if you never reach it.
- WhatsApp. The floating chat button and the confirmation-screen link open WhatsApp with a message prepared for you. Nothing is sent until you press send in WhatsApp itself, and what happens after that is governed by WhatsApp's own terms.
This site sets no advertising or analytics cookies. The only browser storage it uses is the session storage described in §3 and §4.
10. Your rights
You can ask us for a copy of the details we hold about you, ask us to correct them, or ask us to delete them. Write to info@percentco.ae and we will respond within 30 days. If you are in the EU or the UK and are not satisfied with our response, you may complain to your national data protection authority.
11. Changes
If the enquiry forms change — a different field, a different geolocation service, a different spam-protection provider — this page is updated at the same time. The date at the top tells you when it last changed.
